There are few moments in life more exciting than buying your first home.
There are also few moments more expensive.
Between the down payment, closing costs, inspections, appraisals, attorney fees, moving expenses, and the mysterious urge to buy a $4,000 sectional sofa immediately after signing mortgage documents, many buyers feel like they’re trying to fill a swimming pool with a garden hose.
The good news? New York offers several programs designed to help qualified buyers bridge the gap between dream and reality.
The bad news? Finding and understanding those programs can feel like trying to assemble furniture using instructions translated from Swedish into Latin and then into interpretive dance.
That’s where we come in.
At Cornerstone, we spend our days helping buyers navigate the road to homeownership. So we thought we’d gather some of the most valuable homebuyer assistance resources available in New York City, Nassau County, and Suffolk County into one place.
Because if there’s money available to help you buy a home, you should know about it.
And preferably before you spend six months surviving on ramen noodles.
First Things First: What Is Down Payment Assistance?
Most homebuyers assume they need to save every dollar themselves.
Not always.
Many local and county programs offer forgivable loans or financial assistance that can help cover some combination of:
- Down payments
- Closing costs
- Purchase-related expenses
In many cases, these programs are designed specifically for first-time homebuyers and moderate-income households.
The assistance is not usually a blank check handed across a desk by a smiling government employee. Most programs have income limits, occupancy requirements, education requirements, and eligibility standards. Still, for qualified buyers, the savings can be substantial.
The Heavyweight Champion: NYC HomeFirst
If you’re buying anywhere in New York City’s five boroughs, this is the first program worth exploring.
The NYC HomeFirst Down Payment Assistance Program currently offers eligible buyers assistance of up to $100,000 that can be used toward both down payment and closing costs. The program applies to purchases in Manhattan, Brooklyn, Queens, the Bronx, and Staten Island.
For many buyers, that amount can make the difference between continuing to rent and actually owning a home.
Who May Qualify?
While eligibility requirements can change over time, HomeFirst generally requires:
- First-time homebuyer status
- Completion of an approved homebuyer education course
- Purchase of an owner-occupied property
- Income within program limits
- Minimum borrower contribution requirements
- Mortgage qualification through an approved lender
The program can be used for:
- Single-family homes
- Two- to four-family homes
- Condominiums
- Co-ops
That’s an unusually broad range of eligible property types.

A practical observation from someone who’s spent decades reading real estate paperwork: if you’re eligible for HomeFirst and don’t at least investigate it, that’s a little like discovering someone left a suitcase full of money on your front porch and deciding not to open it because you’re busy.
Nassau County Buyers: Keep Your Eye on the Ball
Nassau County has historically offered a HOME-funded Down Payment Assistance Program that provides up to $50,000 in assistance for qualified first-time buyers.
As of the latest program information reviewed, applications are currently closed. However, buyers should absolutely monitor the county and Long Island Housing Partnership websites for future funding rounds because these programs often reopen when new funding becomes available.
Why It Matters
When available, Nassau’s program has offered significant assistance for:
- Down payment expenses
- Certain closing costs
- Long-term affordability support
The program is generally targeted toward households earning up to 80% of Area Median Income and includes education and qualification requirements.

One word of caution: many assistance programs operate on a first-come, first-served basis once funding is released. Waiting until you’ve already found your dream home can sometimes mean arriving at the buffet after all the shrimp cocktail is gone.
Suffolk County Buyers: Geography Matters
Suffolk County offers another valuable resource through its HOME Consortium Down Payment Assistance Program.
Historically, qualified buyers have been eligible for assistance of up to $30,000 toward down payment expenses.
But there is an important twist.
Unlike NYC’s citywide program, Suffolk’s assistance applies only to properties located within specific participating HOME Consortium communities. Certain towns, including Babylon, Islip, and Brookhaven, are excluded.
In other words, before falling in love with a property, make sure the location is eligible.
Real estate has always been about location, location, location.
Apparently down payment assistance feels the same way.

Don’t Forget the Other Members of Your Homebuying Team
Assistance programs can help with affordability, but they are only one piece of the puzzle.
Successful buyers typically surround themselves with professionals who can help them make informed decisions, including:
- A knowledgeable real estate agent
- A trusted mortgage professional
- An experienced real estate attorney
- A title company that helps identify issues before they become problems
As we’ve written before, buying a home is a team sport. The earlier you assemble the right team, the smoother the process tends to be.
At Cornerstone, we routinely help buyers connect with trusted professionals throughout New York City, Long Island, and surrounding markets. We earn no commissions for those referrals. We simply believe that good people deserve to work with other good people.
It’s a surprisingly radical business model these days.
Final Thoughts from Cornerstone
Every year, buyers leave money on the table simply because they never learn these programs exist.
They assume homeownership requires climbing a mountain entirely on their own when, in reality, there may be a perfectly good chairlift operating nearby.
Not everyone will qualify. Funding levels change. Program requirements evolve.
But spending a few hours researching available assistance could potentially save tens of thousands of dollars.
That’s a pretty strong return on investment.
At Cornerstone, we’ve helped facilitate more than 17,000 transactions. We’ve learned that informed buyers make better decisions, avoid costly surprises, and enjoy a far smoother journey to the closing table.
The earlier we’re involved, the more guidance we can provide, from explaining title insurance and closing costs to helping you assemble the right team of professionals for your purchase.
Because buying a home is complicated enough.
You shouldn’t have to decipher the fine print alone.
